A loan program that expands the loan ratios and loan amounts beyond underwriting guidelines. Your credit must conform to "high credit" standards. Fixed rate and 2/6 LIBOR ARM programs available. Solutions also offers a program for buyers with "less than perfect" credit. Both variations are prices for risk.

The GEM (GMAC Mortgage Emerging Markets) Loan

A fixed rate mortgage with up to 30-year term. Requires a 3% down payment, but only $500 needs to come from your own funds, waived cash reserves and no mortgage insurance premium. Allows you to purchase or refinance a 1 to 2 unit owner-occupied property. Homebuyer education is required.

The Borrower's Advantage

A fixed rate mortgage with up to 30-year term. You may borrow up to 103% of the home's value to allow closing costs to be financed. Allows you to purchase or refinance a 1 to 2 unit owner-occupied property.
